Caldes de Montbui

Oficinas Caldes de Montbui is a buy-and-sell operation involving a set of offices located in the centre of Caldes de Montbui, in the Vallès Oriental county. Known for its thermal-spa heritage, the town lies about 35 kilometres north of Barcelona, with good connections to the metropolitan area and steady demand for professional space.

The property offers 168 m² of built surface arranged as six independent office units. It is a well-maintained building that has passed its Technical Building Inspection (ITE), which lowers the technical uncertainty of the operation and makes it easier to add value.

The purpose of the project is to finance the acquisition of 100% of the property. Invernova takes on the refurbishment and the commercialization, marketing and home-staging costs, as well as the operation's inherent expenses. The plan is to acquire the asset, upgrade it and bring it to market for sale, generating the return from its revaluation.

The operation is structured as a loan with a fixed interest rate plus a success fee, backed by the collateral of the property itself, in line with Invernova's co-investment model, in which it invests its own capital alongside that of the participants.
